To Rebuild or Not Rebuild—That Was the Question

Recently I wrote about the benefits of hiring a Public Adjuster whenever there is a water damage claim because the damage can be hidden. In the event that the damage is evident, you may ask yourself why would I need to hire a Public Adjuster—It is a total loss, right? But, even when a total loss is without question, a Public Adjuster can serve an essential role in the claims process.

As you can see from the picture above, this property was no doubt a total loss. The dilemma for the client became to rebuild or not rebuild. In some instances, it just does not make sense financially to rebuild.

 

A Public Adjuster can assist you with navigating through the decisions and considerations of a total loss. Initially the insurance company told my client that if they did not rebuild, they would lose more than $250,000 in depreciation holdback. This became a tough decision for them.

In the role of advocate for a client, a Public Adjuster can negotiate with the insurance company. In this case, I was able to help my client recover the entire limit of the policy with no depreciation holdback, the additional demolition expense, and a tax write off. Additionally, I assisted them with a Loss of Rents claim.

 

Remember when you are dealing with an insurance claim, the most obvious damage is not always so clear and a Public Adjuster works for you! If you find yourself faced with a total loss give me a call.
