It has been a thought of mine for quite some time to create a blog to share relevant issues that will help educate investors, property managers and owners of commercial and multi-family properties on the role of a Public Adjuster and how they can help you when you have a property damage claim.

Many people have never heard of a Public Adjuster; much less even know what a Public Adjuster does, or how one can be a benefit. After you file a claim with your insurance company an insurance adjuster is sent out to survey the damage and report their findings. Without proper representation, you must trust that the insurance adjuster will accurately assess all damage and that the insurance company fairly compensates you for your loss. But, you need to understand that the insurance adjuster works for the insurance company, not you. It is their job to ensure the insurance company pays as little as possible to get the repairs completed. After all, insurance is a business.
Water damage often happens inside the wall cavity and can be missed by an insurance adjuster. In the picture above, the insurance adjuster first stated that there was no damage because it was not outwardly apparent. However, over time the damage became obvious as the mold began to penetrate the sheetrock and finally it could be seen through the semi-gloss paint.
